Overview

The rear of this operating industrial warehouse had deteriorated steel lintels above three emergency exits and two loading doors, cracked and displaced face brick across three elevations, and failing lintels at the front loading door and office windows. Gazelle Construction was contracted as general contractor to restore the building envelope — scope development, subcontractor procurement, site supervision and completion management, with masonry performed by a specialty subcontractor under our supervision.

The Challenge

Every one of these openings carried masonry on steel that had reached the end of its life — and the warehouse stayed in operation the entire time. Replacing a lintel means removing the wall above it, shoring the opening, setting new steel and rebuilding, all without interrupting loading operations or blocking the building’s emergency exits any longer than the work in front of them required.

The Work

Lintels were replaced at the rear above three emergency exits and two loading doors, with one former opening closed permanently with 8-inch heavy-duty cinder block. At the front, the main loading door lintel and two office window lintels were replaced, along with lintels at three closed windows and one open window. Across three elevations, cracks were cut and repointed with spot pointing where required, and displaced or cracked face brick was cut out and replaced. At the owner’s request, the deteriorated front entry awning and a woodshed at the front of the building were removed and hauled away.

The Result

Sound bearing at every opening, a closed and weather-tight masonry envelope, and a cleaner front elevation. The photographs below are unaltered site records captured during the contract period, May–June 2026.
