Preconstruction
Good construction starts before the first machine arrives.
Ground-up work has more moving parts than a renovation. Early coordination between the owner, design team, site contractors, utilities and building trades helps reduce avoidable surprises once construction begins.
Scope & Budget Planning
Reviewing the intended project, identifying major construction packages and organizing pricing around the scope available.
Design-Team Coordination
Working with architects, engineers and other professionals so construction questions are addressed before they become field delays.
Trade Procurement
Building the subcontractor and supplier plan for excavation, concrete, framing, roofing, mechanical, electrical, plumbing, finishes and other project needs.
Site Readiness
Preparing the property for construction.
Demolition & Decommissioning
Existing-structure demolition coordination, utility disconnects, regulated pre-demolition scopes, fencing and site access planning when redevelopment starts with an occupied or improved property.
Clearing, Excavation & Site Work
Tree and brush clearing where applicable, excavation, grading preparation, drainage, temporary fencing and early site logistics coordinated around the construction plan.
Construction Management
Keeping the trades connected to the same project.
Sequence the work
Foundation, structure, enclosure, rough trades, interiors and finishes each depend on the work before them. Gazelle coordinates the sequence and handoffs between scopes.
Coordinate specialty trades
Licensed and specialty contractors are brought into the project where required, with schedules and access coordinated around the overall construction plan.
Track decisions and changes
Open items, field questions and changes need to be identified quickly so they can be priced and resolved before they affect multiple downstream trades.
Inspections & closeout
Where permits and inspections apply, the construction team coordinates with the appropriate professionals and trades so required work can move toward approval and closeout.

Gazelle is currently coordinating two real developments, one single-family and one multifamily. Neither building is finished, and we present them exactly as they stand: active site preparation and preconstruction work moving each property toward construction.

Single-Family New Construction
Long Island, NY · Active site preparation
A large single-family residence is planned for an existing residential property. Gazelle has been coordinating the site work that has to happen before a new home can go up, working with licensed specialty contractors where the scope requires it.
Work performed and coordinated to date:
- Existing-house demolition preparation and permitting coordination
- Construction fencing, gates and site security
- Tree removal and brush clearing
- Underground oil tank removal by a licensed contractor
- Septic abandonment and asbestos testing coordination
- Water service disconnect and shutoff coordination with the utility

Project B
Multifamily Ground-Up Development
New York City, NY · Predevelopment and preconstruction
A multifamily residential development is planned on a New York City site. Gazelle is part of the development effort moving the project from a raw site toward construction readiness. Vertical construction has not started, and we do not present it otherwise.
Predevelopment and preconstruction work under coordination:

What this phase looks like
Ground-up work is mostly invisible at this stage: reports, drawings, borings, filings and scheduling. It is also where budgets and timelines are actually won or lost. Gazelle's role is keeping the consultants, engineers and future trades aligned so the project reaches the start of construction organized instead of improvised.
