Overview

A tenant reported a leak. Rather than open walls on a guess, Gazelle took moisture readings across the affected ceiling and walls over two visits. Separately, the building’s control valves and piping were painted green for compliance, and a run of mold-affected baseboard was removed.

The Challenge

Replacing wet drywall in an occupied apartment is disruptive and expensive, and leaving active moisture in a wall risks mold. The readings had to settle which it was.

The Work

Moisture readings logged at marked points; readings were within normal range on the second visit, so no replacement was done and the area was monitored. Valves and piping prepped, taped and painted green. Mold-affected baseboard cut out; new baseboard to follow.

Where It Stands

No unnecessary demolition in an occupied unit, the valves are painted green as the building required, and the baseboard replacement is scheduled.
