Overview

A tenant reported a ceiling leak in a single-family rental. Gazelle opened the ceiling, inspected the attic framing, ducts and the water piping above, and documented the property’s condition for the owner.

The Challenge

A water pipe in this house had been replaced once before. The investigation had to establish whether this was the same line or the start of a wider piping failure.

The Work

Ceiling opened at the stain; attic inspected and photographed; piping and duct runs checked; moisture tested; findings and a recommendation (full repipe likely) sent to the owner with the property-condition photos.

Where It Stands

The owner has a documented picture of the problem and a recommendation to plan the repipe rather than chase one leak at a time.
